The demand for data center space is outstripping supply by three times in the United States, said Jim Kerrigan, executive vice president and director of the National Data Center Practice at Grubb & Ellis in his presentation on Tuesday DatacenterDynamics (www . datacenterdynamics.com) Conference.

This is a drastic turn around the lack of U.S. high-tech real property leasing activity seen in the first half.

Kerrigan, said that 32 percent of space leased data center is up for renewal by 2013, while placing and wholesale price data center are up to 15 percent.

There is a stronger demand for smaller operations, particularly for plants with a capacity of 300 to 800 kW. The data center operators are increasingly using modular designs, with POD sizes of 9,000 to 10,000 square meters.

Other trend data include the market center that includes the majority of social networking, virtualization platform providers and hosting providers.

Kerrigan added that health sector organizations are also expected to increase its footprint as more organizations begin to digitize your medical records and the stimulus package funds continue to be distributed.

Chicago is currently leading the rest of the country in placement, while the latency is becoming an important factor for data center operators the industry’s financial objective.

The wholesale space in Chicago is also out, with only two wholesale space in the center of the city to offer at least 10,000 square feet.

However, the increased demand wholespace is currently in Northern Virginia, with recent increases data center footprint of Digital Realty Trust, Equinix. In contrast, California’s Silicon Valley data center demand has slowed in the past 14 months.
